What to do Memorial Day Weekend 2014?

Well, if you are within 130 miles of Columbus, GA I recommend the following itinerary:

Friday 5/23/14 check in the Downtown Marriott and walk to the 1000 Block of Broadway (Free Concert Night)

Saturday 5/24/14 have breakfast at Iron Bank or Plucked Up, next spend an 1-2 hours at Market Days (1000 block of Broadway)

Grab lunch outside at one of the many restaurants downtown. Then walk over to the offices of Whitewater Express and book a trip down the Chattahoochee River. Remember to ask about Low Flow or High Flow. Watch video from last years tips on what to do for Memorial Day at the bottom of this page.

By now you should be able to fill up your Sunday with other activities. If you need more ideas, view the Visitors Bureau site for a list of local attractions.

Of course, you could go rafting 2 more times on Sunday!

7 INSIDER SECRETS on Showcasing Your Home for a Successful Sale #5

Tip #5 Accentuate the Positive

Chances are that, each buyer who comes through your front door is looking at multiple properties. You need to clearly and accurately set your property apart from the competition. By the end of the day, that buyer might not even remember which property had the features they really liked the best. That’s why you should consider creating a brief, informational sheet that calls out all the special features within your home.

Here is where your agent’s expertise really pays off. Agents are with buyers all day, every day. They know exactly what most buyers have on their wish lists, and they know what features you should call out and list toward the top of your one-page flier. Keep in mind that you don’t want to list everything. What one person sees as an appealing feature, another might consider a detriment. Ask your agent to help you list just the best features to showcase.

Here are a few things to keep in mind while creating your informational flier:

  • First and foremost, listen to your real estate professional
  • Make your feature sheet short and concise
  • List all new fixtures and functional items
  • Don’t get too attached to your decorative upgrades
  • If you are leaving the refrigerator and the washer and dryer with the house, mention that

Preparing for an open house or a private viewing is a bit like getting ready for a hot date. You want to make the best impression possible. This means, taking care of all those little details that make the other person feel at ease so they fall in love with your house.

Try putting these tips into play for your potential buyers:

  • Entice their sense of smell
  • Eliminate unpleasant odor sources
  • Add music to their ears
  • Consider hiring a professional stager (maybe consult with a decorator)

As the market changes motivated sellers attract buyers when they execute simple plans exceptionally well.

Tip #3: Creating a Clean Slate With Clutter Control

Sometimes, a clean house still doesn’t look clean. Your hame may be spotless, counters clean, corners dust-free, but if you still have clutter, it can still look unkempt to a buyer. Worse yet, you may give the impression that the living quarters are cramped and lack storage space. Remember, the buyer must be able to visualize all of their things fitting into your home.

Here are some things you can do to showcase your home so it looks its very best:

  1. Don’t try to pack too many different pieces of furniture into one room
  2. Wee out all clothing that you’re not wearing on a regular basis, remove it from your closet and pack it away out of sight
  3. Keep all children’s toys organized with a toy box or within cabinets
  4. Refresh what once looked old or run down
